How to Check for Loan Eligibility

 If you should need any guidance on loan qualification and selection for your client, we would recommend performing the following steps in Morty’s systems:

  1. Start by guiding your client to complete the Pre-Approval flow on Morty.com. If your client is not automatically pre-approved, review their eligibility messages and continue to step 2.
  2. If your client is not eligible for the automatic Pre-approval, run the scenario in Hemlock Pricing.
    • If your client has eligible loan options in Hemlock Pricing and you would like a pre-approval, continue to step 3. 
    • If there are no eligible loan options in Hemlock, continue to step 4.
  3. To request a manual pre-approval letter from Morty, please send an email to support@morty.com with the following information:
    • Your client’s full name and email address
    • Screenshots of the inputs in Hemlock Pricing as well as an eligible loan option
  4. If your client is not eligible for any options in Morty’s pre-approval or in Hemlock Pricing, we would recommend reviewing the Lender Offerings sheet to determine the client’s potential eligibility for other programs.
    • If you have questions on a particular program, please reach out to the Lender Account Executive to request information (see the AE Contacts in the Lender Offerings sheet) and CC support@morty.com on your emails for visibility.

Fannie Mae’s Self-Employed Income Calculator will help you calculate how much qualifying income your client has if they are self-employed.

The Fannie Mae Selling Guide contains information about eligibility and document requirements for Fannie Mae Conventional loans and is available to search online.

FHA Guidelines are available to search online as well, which contain information about eligibility for FHA loans.

Rocket Pathfinder is easy to use and contains information about eligibility for all loan types offered by Rocket. This resource also contains calculation tools such as an income calculator or rental income calculator. Please email support@morty.com to request access to this login.
