0:03 To log into this page, you’re going to type morty.com/RUDI/opportunities and this should bring you to your home page.
Opportunities Search
0:11 This is every lead, every account that’s assigned to you.
0:14 You can see the stage here.
0:16 You can see when they were acquired.
0:18 You can see if they’ve applied or they’re just general status.
0:21 So I’m going to click on any of these rows to open it.
0:25 You can click anywhere in the row and it will open their RUDI page.
Summary Page
0:28 So this is the borrower, Teresa Test, (not a real borrower). If you click the name, it’ll copy, and same with the email and phone number.
0:37 If you click this button, you can reset the password for the borrower.
0:41 It will send them an email, they can reset their password themselves.
0:44 We have the Interactive Quote button. This will copy the link for the quote. You can send that over to the borrower. You have a general status here (some statuses can be changed). You have a list of all changes of statuses. If you want to see when they applied, you can see that here.
1:03 If they’re no longer purchasing the property, you can click “set to lost” (or they’re just no longer interested in buying a home, the sale fell through, or they chose another lender). Just make sure you choose the correct reason.
1:16 We also have this button here “Quantum Leap.” This will open this page here.
1:21 This is what the borrower sees on their side. This is actually a live page. Any changes you make here are going to actually affect the borrower’s account. You can go through and see the loan application. If they didn’t submit it yet, you can go in and see all the different information that’s in there. It’s very helpful for you. If your borrower is stuck, you can walk them through the application.
1:44 You can also see the pre-approval, and you can download the letter for them if they need it. You can also make changes to these if they have not requested to lock it.
1:56 Be careful with Quantum Leap because you can change the application, but otherwise it’s a really great tool here.
2:01 We have the property information, the purchase price, loan amount down payment, credit pull date.
2:09 You can see income here, but it’s also in employment history. You can see assets here (which is this is the only place you can see assets) and everything they’ve reported.
Scenario Page
2:19 If I go over here, we can go to the Scenario page first, this is all the information entered by the borrower.
2:25 We have this column here called override. Anything you type in the override, you would double click to add something there.
2:33 This will help increase the amount of loan options that are shown to the borrower.
2:37 So now they’re gonna get loan options that they would be eligible for if they had this much money. However, the pre-approval and the loan application do not take the overrides into effect.
2:49 I would advise if the number is actually wrong to have the borrower go and change it instead of using the override.
Pre-Approvals Page
2:56 Under pre-approvals: you can see how many pre-approval requests have gone through that.
3:01 If there’s more than one, they’ll all be here and can see more information about the pre-approval.
3:06 If you click this button, it’ll run the current information through pre-approval and it will say submit it with your name.
Interactive Quote
3:15 The interactive quote is where you can see all of the current rates. These are the live loan options. If you click the drop down, you could see more information.
3:24 You have total closing costs here, cash to close total monthly payment and all in cost. You can change some of these options over here.
3:34 This is the blacklist option. (I had already blacklisted a few lenders earlier when I change any of the things here)
3:40 If I change the target price to two points, none of this is live until you click the button, “publish.”
3:47 Just make sure you remember that this is updating on my side, but it is not updating for the borrower until I click publish.
3:56 You can change any of these here if you want the borrower to see different numbers, or different timeline.
Contacts Page
4:03 Let’s go down to the contacts tab. This is for realtors. If you have the realtor’s contact information and a second person at their office, you can add two contacts here. There’ll be a little pop up add name, email, phone number is optional and license is optional. Permission to contact is always good to check off because we can send them emails if needed.
Liabilities Page
4:24 Then we scroll down to liabilities. This is everything that populated from their credit report. If you want to exclude anything (say they’ve already paid off this credit card), you can click yes and balance paid by close. Make sure you pick the reason none of this is included in this. Click save and now this is balance paid by close.Excluded is marked “yes” and that will factor into the DTI.
Residence History Tab
4:48 This is if you just want to see where they’ve lived, this isn’t the homes they own.
REO and Leases
4:52 Scroll down to REO and leases. This is every home they owned. This borrower owns two properties, they don’t lease anything and they used to rent this property. If you want to see more information, you can see intended occupancy is investment, so they’re not selling it. If they were selling it, you could see the sale date here and you can see the breakdown of the expenses and net income loss. They’ve also entered this in their income section.
5:20 If we go down to employment history (this is actually the income tab), you can see they entered three different rental properties. They only have two here.
5:28 So that’s one sign to ask about that. You can drop down any of these.
Employment History Tab
5:33 This list is all the employment. You can see start and end dates, you can see bonus, commission, and overtime. Those are a little bit special. If you scroll down to this change address button, we would recommend you never use this unless they’re no longer buying the property. This will actually reset the whole application. It’ll keep all their information, but they won’t have any of the progress that they’ve made on their current home. Everything that’s on their closing tracker will be reset.
6:01 So if they’ve already given us documents, it will all reset. If there’s a typo or something don’t use this button. We would just recommend you reach out to your platform, success manager and ask them for help with that
Edit Admin Page
6:12 These are facts about the property and the closing, you can change the closing date here, and the down payment, price, and property type. This is a good one to check. It doesn’t usually need a lot of help there.
Title and HOI Pages
6:23 And then we have our Title and HOI tabs. These are for ordering through our automated emails. Generally, you don’t need to do this yourself, but it’s here if you ever want to check it out.
