Direct your borrower to create an account through your landing page (https://www.morty.com/mortgage-rates). After your borrower creates an account, they will see a home page with: Cost Explorer, Pre-Approval, Loan Options, Application, and Track Your Closing.

These modules are tools for you to support your borrower and they do not need to be completed sequentially.

Each path reflects the most recent information we have on the borrower’s scenario (information that the borrower enters in one module, is automatically updated across other modules).*

*Modules reflect on-product loan programs, which cover approximately 90% of borrowers. We also have a long-tail of off-product loan programs to serve the remaining 10% of borrowers.


Cost Explorer

Summarized interactive loan quote.
Cost Explorer is a summarized interactive quote that helps borrowers understand what they can afford, mortgage rates and costs, and the impact of points and credits. It does not require a credit pull or property address so it is a good first step to engage borrowers who are early in their process. Loan options are updated daily.


Pre-approval

Automated eligibility assessment and letter.
Pre-approval provides you with a full view of your borrower’s financial profile and an initial eligibility assessment. Pre-approval requires a credit pull and a property address but does not require the borrower to upload supporting documentation, so it can be completed in a few minutes.


Loan options

Detailed interactive loan quote.
Loan Options renders a more detailed view of the loan quote and enables borrowers to hone in on the exact loan terms that they want to lock. Loan options are updated daily.


Application

Full application intake and lock request.
Application collects the remaining information that we need to populate a Form 1003 and run AUS. At the end of this module, your borrower will confirm the specific loan option that they want to lock. After a lock request is submitted, the borrower enters the Closing Tracker.


Closing tracker

Interactive guide for the closing process.* Closing Tracker shows your borrower the status of their loan at each milestone prior to closing. This is where your borrower will see documentation requests and where they can securely upload their documents.
